Aster Architecture and Aster Maîtrise d'Oeuvre ara two companies created in 2005 and situated at Montauban, in Tarn & Garonne department. This location at the heart of South West, spots the intersection of Paris-Toulouse and Paris-Bordeaux highways, which makes the company 30 minutes away from Toulouse Blagnac international airport, connected up by shuttle to Paris Orly airport.

Since August 2008, a brand new office building accommodates the agency, which counts 11 employees. This company is the fruit of Architectural designer Jean-Marc DELAYTERMOZ and Project Manager Christophe THOMAS partnership.

OUR FUNCTIONING

Our functioning is based on complementarity between each employee's skills, who are successively acting on projects. This allocation is made to overskill the employees in order to get a better management of different obstacles met on an affair.
Nowadays, regulations' increase, working devices' development and delivery obligations are making projects too complexes to be taken on charge by one person.
The combination of our skills allows us to be more efficient on managing essential phases of a project, and makes us respecting our commitments, which are fully knowingly decided.

CONCEPTION :

In addition to technical principles, designing a commercial building is related to multiples legislations regarding various domains as public accessibility, fire security, usage authorizations or rainwater treatment. Moreover, brands self concepts and terms of reference are not to be forgotten.
Our knowledge about these constraints allows us to apprehend from the beginning those obligations' repercussions. A healthy project development depends on it. It appears from first studies with consideration of material and financial needs, which are induced by the above-quoted constraints.

ILLUSTRATION :

According to the development's state, the operation leads to illustration folders making. These documents are respectively addressed to the contractor, civil services and companies, each one being in need for specific information.

Our folders are realized in such a way to make easier for every contact to find the needed information. The design office is bent to show projects on 3-Dimensions to give the owner a representative sight. Building Permit request files contain the entirety of plans and writings required by administrative services. If needed, we also join any singular legislation text to rectify any potential unawareness. Finally, the execution department creates the files used to solicit bids, made of specifics drawings for technical purposes, a detail book and a descriptive document for all building trades. Data capture and bids analysis, done with the same specific software, allow to spot any costing mistake or omission from companies.

REALIZATION :
|
|
Obviously the fussiest part of construction, because it impacts financial and lead time issues. This responsibility is then attributed to site managers who get involved from bids onwards. Qualifying contracts is the first guarantee of well-controlled workings.
We first meet the different companies to check and negotiate their bids. Then we provide to the owner our successive reports, with which he selects enterprises to concrete his project.
This leads to elaborate a schedule for the entire workings. We make ourselves an obligation to get this program fully observed. Once a week, each project gets a full day reserved to organize a meeting, which results in a report giving each participants his commitments.
Besides, Site Managers are devoted to owners to do any necessary clarification. Finally, we organize work acceptance operations and, if needed, reservations lift to provide owners and insurances companies the Workings’ Achievement File.
